Introduction
We recently successfully completed a full lift modernisation project for a valued client, the MCST, of a condo estate in Geylang. This case study highlights the challenges faced, the solutions implemented, and the key outcomes achieved during this project.
The Challenge
Problem
Obsolete Lift Components:
The lift in question was over 20 years old, with many of its parts and components becoming obsolete. Breakdowns were becoming increasingly frequent, and the lead time for repairs was extended due to the unavailability of new parts. The escalating repair costs and extended downtimes were causing frustration and inconvenience for the residents who relied solely on this single lift.
Lack of Client Action:
Despite our recommendations to the MCST to consider modernizing the lift since 2019, they initially did not take our advice seriously as the lift had not experienced major issues at the time.
BCA Intervention:
Two major breakdowns in 2022, each resulting in a lift shutdown for at least two weeks and significant repair costs, prompted one resident to complain directly to the Building and Construction Authority (BCA). Although BCA did not directly intervene, they questioned the MCST about the prolonged repair times and recommended considering a lift upgrade due to the lift's age.
Solution
Project Objectives Alignment:
We collaborated closely with the MCST to align our project objectives with their specific needs:
- To appease resident unhappiness.
- To satisfy and heed BCA's recommendation.
- To extend the lift's useful lifespan.
- To reduce breakdown frequency to no more than once during the first 5 years.
- To achieve cost savings in future years through reduced repair and parts replacement.
- To contribute to the estate improvement and enhancement program.
Project Execution:
With only one lift serving the estate, the MCST insisted on a swift modernisation process, to be completed within four weeks. Our team, leveraging our expertise and experience in similar projects, confidently accepted this challenge. Throughout the four weeks (01st to 30th April 2023), we maintained a rigorous progress tracking schedule, checking every three days to ensure we stayed on course. Any potential issues were promptly identified and resolved, and due to the straightforward nature of this Full modernisation project, we encountered no major obstacles.
Key Results and Outcomes
Successful Completion:
We successfully completed the full lift modernisation project as promised, delivering a fully operational lift on 30th April 2023.
Delighted Client:
The MCST expressed their delight with our ability to meet the project's tight timeline and objectives.
Enhanced Reliability:
As of December 2023 (after seven months), we are pleased to report that there have been no breakdown calls for the modernized lift. This demonstrates the success of the modernisation in achieving the goal of reducing breakdown frequency.
